7. Term and renewal
7.1 This Agreement shall commence on the Start Date and continue for twelve (12) months. Thereafter it shall renew automatically for successive periods of twelve (12) months unless terminated by either party in writing no less than ninety (90) days before the end of the then-current term.
9. Deposit
9.2 The Landlord may apply the Deposit towards any costs it reasonably considers necessary to restore the Premises, and shall return any balance within sixty (60) days.
